Garage Door Before & After in Brandon, FL

Photos tell the truth faster than any sales pitch. Since 2015, we’ve rebuilt, rebalanced, and replaced garage doors across Brandon, Bloomingdale, Valrico, and Riverview, and every single job ends the same way: a documented photo record in the customer’s hands. Here’s what that record looks like on real garage door projects, from broken torsion springs to full door replacements.

Torsion Spring Replacement on a 16-Foot Double Door

Before and after torsion spring replacement on a 16-foot double garage door in Brandon, FL
Placeholder image: broken torsion spring, left side of a double door. Replace with job photo.

The problem: the left torsion spring on a 16-foot door snapped at 7:20 a.m. and the homeowner couldn’t get the door up to leave for work. The spring measured 0.225-inch wire diameter, 2-inch inside diameter, and 32 inches long, which told us the door had been carrying a spring rated for roughly 8,000 cycles, not the 25,000-cycle upgrade we stock. What we did: replaced both springs as a matched pair, since the right spring was visibly rusted at the coil and would have failed within months. The result: the door lifted evenly for the first time in years, and the customer got photos of the broken spring, the new pair, and the balance test before we left.

Full Door Replacement After a Hurricane Season Hit

Before and after full garage door replacement on a home in Brandon, FL
Placeholder image: dented, bowed aluminum door replaced with a new steel-insulated door. Replace with job photo.

The problem: a Clopay aluminum door on a house in the Providence Lakes area had two panels bowed inward from wind debris during hurricane season, and the bottom panel had rotted at the seal from standing water. The homeowner wanted something that would survive the next storm, not just look better. What we did: measured and ordered a steel-backed, insulated Amarr door with reinforced struts on every panel, then installed new track, new rollers, and a new bottom seal. The result: a door that’s noticeably quieter, closes flush, and is rated for far more wind pressure than the aluminum panel it replaced, with the full photo record shown to the customer before any part of the old door hit the trailer.

Garage Door Opener Swap on a LiftMaster Built in 2003

Before and after garage door opener replacement on a LiftMaster unit in Brandon, FL
Placeholder image: 2003-era LiftMaster chain drive replaced with a belt drive on a wall-mounted rail. Replace with job photo.

The problem: a LiftMaster chain drive from 2003 had a logic board that intermittently dropped the remote signal, and the door would open and then reverse halfway down for no apparent reason. The homeowner had already replaced the remote batteries three times. What we did: confirmed the board failure by reading the diagnostic code on the unit, then swapped the opener for a belt-drive Chamberlain with a solid rail and a new wall console. The result: the door now closes on the first try, every time, and the customer got a photo of the old board with the fault code visible, the new unit installed, and the wiring before we closed the cover.

Track Realignment and Roller Replacement on a Popping Door

Before and after track realignment and roller replacement on a garage door in Brandon, FL
Placeholder image: bent vertical track and worn nylon rollers replaced with new track and sealed-bearing rollers. Replace with job photo.

The problem: a door on a home near Brandon High School sounded like it was coming off the rails every time it moved, and the homeowner’s wife wouldn’t park inside because of it. We found the left vertical track bent inward about 3/8 inch, and the steel rollers on both sides had flat spots from running against the misaligned track. What we did: straightened and rehung the track, replaced all four rollers with sealed-bearing nylon, and rebalanced the door to take the strain off the operator. The result: the door runs quietly and the homeowner parked inside the next night, with photos of the bent track and the worn roller flat spots in his file.

Bottom Seal and Weatherstrip Replacement in a Flood-Prone Neighborhood

Before and after bottom seal replacement on a garage door in Brandon, FL
Placeholder image: cracked, shrunken bottom seal replaced with a new bulb seal and side weatherstrip. Replace with job photo.

The problem: a door in the Heather Lakes community had a bottom seal that had shrunk at the corners enough to let water run under the door during summer thunderstorms, and the side weatherstrip was pulling away at the header. What we did: pulled the old seal, scraped the track channel clean, installed a new bulb seal cut to the full width of the door, and replaced the side weatherstrip on both jambs. The result: a dry garage floor after the next downpour, and the customer got a photo of the water line on the old seal next to the new one, which is exactly why we document every job.

Panel Replacement on a Wayne Dalton Door in Valrico

Before and after bottom panel replacement on a Wayne Dalton garage door in Valrico, FL
Placeholder image: cracked bottom panel replaced with a matched panel and reinforced strut. Replace with job photo.

The problem: a Wayne Dalton door on a Valrico home had a bottom panel cracked clean through at the center stile, the result of a bumper tap that happened long enough ago that the crack had begun to oxidize. The rest of the door was solid, so replacing the whole thing would have been waste. What we did: ordered a matched panel from Wayne Dalton, swapped it in with the door under tension, and added a strut across the panel to prevent flex. The result: the door looks stock and operates straight, and the customer paid for one panel, not a door.
